Inform your solicitor of your intention to put your house on the market. Sellers Check list

Our simple check list will help you get your property ready by ensuring that you prepared for putting your property on the open market, giving you every opportunity in maximizing the sales price in the quickest time possible.

Legals

Contact your solicitor in advance of the sales process and instruct them to request title documents. The title documents will be held with your bank if you still have a mortgage on the property and this could take in the region of 2-4 weeks so the sooner requested, the better.

BER Certificate

A seller or landlord must provide a BER to prospective buyers or tenants when a home is offered for sale or rent. BER details must be included in commercial advertisements related to the sale or rental. A BER is also required for a new home before it is first occupied. There are exceptions for certain categories of buildings e.g. protected structures and certain temporary buildings. Arrange for an engineer to carry out a BER on your property and you are legally required to supply this prior to completion. http://www.seai.ie/

First impressions matter! from little things like painting the front door to keeping the garden tidy, if any DIY jobs need taken care, do this before viewings commence.

A few selling tips

From passers by to viewers, these tips will assist in generating more viewings and make your home more appealing to the viewer once they are inside.

  • First impressions last so a freshly painted front door and tidy drive way are a must and you’ll never get a second chance at a first impression. Clear any overhanging trees or overgrown bushes from obscuring natural light filling the house. This also goes for trees and bushes on the boundary wall. Ensure that the for sale sign is visible from both sides of the street.
  • Inspect each room for paint defects like and stains on the ceiling, paint/wallpaper peeling under window sills and if either is found, have a professional inspect further and repair and get painted over.
  • Then it comes to staging your home, maximize living space, let as much natural light in the property as possible, keep lights on during wintering months and if possible, light a fire, anything that will help a potential buyer visualizing themselves sitting on their favourite chair in front of a blazing fire in their new home! Just before leaving, make a fresh pot of real coffee and let the aroma of coffee beans fill the kitchen and hall.
  • Try and de clutter where possible whilst keeping the homely feel. We usually recommend vendors to leave the property for viewings and applicants like to take their time on viewings and some may feel that they are intruding if the vendor is home and rush through the viewing. On second viewings, sometimes it can be beneficial for vendors to be in the property to answer specific questions regarding the house.
